Juneau's rental market is broken

Summer rentals are outrageous.

I want to say how disappointed I am with a lot of the rental property owners in Juneau. I am one of the people who come to Juneau in the summer for work and have been doing this for several years. But not this year.

While I am not a rich person, I like to go where the work is worth the money. Searching Craigslist for a place to stay this summer has made me change my mind about coming to Juneau this summer for one reason and one reason only.

I am not interested in paying your mortgage payment.

The landlords advertising on Craigslist seem to think they should jack the rent up every year. This year, they have priced themselves right out of my budget. I think I am not the only one who feels this way. So this summer, if you find you have more vacancies than years before, you might just want to consider reducing your rates so the help will have a place to stay.

what a great opportunity you have now.

Seeing all of this huge profits going to renters, you can see the obvious opportunity to buy one or two rental properties and cash in on some of those huge profits for yourself.

Pardon the sarcasm.

Perhaps if you had ever owned and rented a property to the public, you might have a more reasonable view of being a renter. If you do not want to pay for the mortgage, who do you expect to pay for it if not the renter? And there is much more to it than the mortgage. I won't go into it but if you owned even one rental, you would find out in a hurry that there is much more to owning a property than just principle and interest that must be paid rain or shine, winter or summer.

Low Wages

Businesses say that the cost of housing is making it hard for them to attract employees. Juneau homeowners might instead suggest that employers are not paying enough to allow buyers to purchase their homes at a reasonable price.

Comparisons of income to housing cost must be looked at in both directions. We must not immediately assume that the problem is the cost of the housing rather than the level of income.

Hire local

There are enough high school and college kids home for the summers to have a pool from which to hire. No wonder kids don't want to stay in Juneau if they can't find jobs that go to out-of-towners.
