The market for developable land in Juneau is getting a little bigger as the city puts 11 residential lots in the South Lena Subdivision up for sealed, competitive bids.
The lots range in size from about 0.75 acres to about 1.5 acres and have minimum bid amounts between $67,000 and $169,000.
Lands Committee Chairman and Assembly member Jonathan Anderson said the sales are a continuation of city policy of putting developable lands “in the public’s hands.”
One downside of this particular sale is that since the Lena lots don’t have access to city sewerage, homes will be expensive, Anderson said.
“It really does not contribute to our goal of affordable housing other than just sort of a domino effect,” he said.
Deputy Land Manager Cynthia Johnson said though these lots won’t be classified as “affordable,” their sale could have a trickle down effect on housing availability.
These are the lots remaining from the city’s 2007 sale, in which 32 of 43 lots at Lena Point were sold.
City financing is available.
The revenue from the sales will go into the city’s lands fund, which is used for acquisition of park properties, developing and preparing lands for sale, Johnson said.
Anderson said the next lands that will likely be put up for bid are either on Douglas Island, where the Native corporation Goldbelt Inc. and the city both own land and have recently begun working together again on a road extension to West Douglas, or at Petersen Hill, where sewer extensions could make higher density, lower cost housing more likely.
The Lena lots went on the market last Wednesday. The deadline to submit a sealed bid is 4:30 p.m. Aug. 4. More information is available at www.juneau.org.
